Booking How to make a booking, first check availability

We will provisionally hold the booking for you until we have
received a completed booking form and deposit cheque.

Fill out the booking form, print and send it with a
cheque for the full amount of the deposit to:
Mr S Hindley, Yew Tree Farm, Reagill, Penrith,
Cumbria, CA10 3ER.

Please note: Your booking will only be confirmed
when your deposit has been received.
Confirmation will be sent to you in writing when your
non-refundable deposit cheque has been received.
The balance of payment is then due eight weeks prior to your
arrival along with a refundable good housekeeping deposit of £200.
If you book Knipe Hall less than eight weeks before your proposed
date of arrival, full payment will be needed in order to confirm the
booking.
Failure to pay the final balance by the due date may result in
cancellation of your booking and loss of your deposit.
Cancellation: Should you choose to cancel your
booking, you must notify us immediately. Your full deposit will only
be refunded at our discretion if notice is given at least three
months in advance of the date of your booking. If it is later than
three months before your arrival date, we will endeavour to re-let
the property on your behalf. If we are successful you will be
refunded all monies paid minus a £25 administration fee.
Letting period: Weekly lets begin after 4pm on
Friday and end before 10am the following Friday. Short breaks are
subject to the same times for arrival and departure unless otherwise
agreed.
Good Housekeeping Deposit: This will be returned
to you in full no later than two weeks after your departure,
provided that the property has been left in good condition. The
costs of special cleaning, and costs of repair or replacement of any
of our items in your care during your tenancy will be deducted from
the full deposit.
Occupancy: Occupancy of the property must not
exceed 15 persons. We reserve the right to refuse occupancy of the
property should numbers exceed this. The booking will then be deemed
cancelled with full loss of payment.
Towels and bedding: Towels and bedding as well
as soap, toilet paper and a small supply of washing and cleaning
detergents are provided. We would appreciate any replacements you
feel are appropriate.
Pets: Dogs are welcome, except for bitches in
season. Dogs are not allowed in any of the bedrooms, carpeted areas
or on furniture and they should not be left unattended in the house
at any time.
Babies: We have a travel cot and high chair
which you are welcome to use.
The garden: The statues in the Image Garden are
on the whole rather unstable due to their age and we strongly
recommend that children only be allowed in the garden under
supervision. We do not accept responsibility for any injuries
incurred. The front lawn is free of any restrictions.
